1. AGREEMENT TO TERMS

By accessing or using Houseshare AI Limited's services, you agree to be bound by these Terms of Service. If you do not agree, you may not access the service.

2. INTELLECTUAL PROPERTY RIGHTS

All code, content, branding, and designs used on Houseshare.ai are the property of Houseshare AI Limited and may not be reproduced or used without express written permission.

Unless otherwise indicated, the Site is our proprietary property and all source code, databases, functionality, software, website designs, audio, video, text, photographs, and graphics on the Site (collectively, the "Content") and the trademarks, service marks, and logos contained therein (the "Marks") are owned or controlled by us or licensed to us, and are protected by copyright and trademark laws and various other intellectual property rights and unfair competition laws of the United States, international copyright laws, and international conventions. The Content and the Marks are provided on the Site "AS IS" for your information and personal use only. Except as expressly provided in these Terms of Use, no part of the Site and no Content or Marks may be copied, reproduced, aggregated, republished, uploaded, posted, publicly displayed, encoded, translated, transmitted, distributed, sold, licensed, or otherwise exploited for any commercial purpose whatsoever, without our express prior written permission. Provided that you are eligible to use the Site, you are granted a limited license to access and use the Site and to download or print a copy of any portion of the Content to which you have properly gained access solely for your personal, non-commercial use. We reserve all rights not expressly granted to you in and to the Site, the Content and the Marks.

3. USER REPRESENTATIONS

Users must provide accurate, truthful, and lawful information. They agree not to use the service for fraudulent or illegal activity.

By using the Site, you represent and warrant that: (1) all registration information you submit will be true, accurate, current, and complete; (2) you will maintain the accuracy of such information and promptly update such registration information as necessary; (3) you have the legal capacity and you agree to comply with these Terms of Use; (4) you are not a minor in the jurisdiction in which you reside; (5) you will not access the Site through automated or non-human means, whether through a bot, script, or otherwise; (6) you will not use the Site for any illegal or unauthorized purpose; and (7) your use of the Site will not violate any applicable law or regulation. If you provide any information that is untrue, inaccurate, not current, or incomplete, we have the right to suspend or terminate your account and refuse any and all current or future use of the Site (or any portion thereof).

4. USER REGISTRATION

Accounts must be registered with accurate details. Users are responsible for safeguarding their login credentials and any actions taken under their account.

You may be required to register with the Site. You agree to keep your password confidential and will be responsible for all use of your account and password. We reserve the right to remove, reclaim, or change a username you select if we determine, in our sole discretion, that such username is inappropriate, obscene, or otherwise objectionable.

5. PROHIBITED ACTIVITIES

Users agree not to misuse the Houseshare.ai platform in any way. The following activities are strictly prohibited and may result in account suspension, removal of content, or legal action:

• Unauthorized Data Use: Scraping, duplicating, downloading, or copying any platform content (including listings, user profiles, or metadata) for commercial or non-personal use without written permission.
• Reverse Engineering: Attempting to reverse engineer, decompile, disassemble, or otherwise discover the source code, algorithms, or underlying data structures of any software or feature of the platform.
• Abusive Behavior: Using the service to harass, stalk, defame, threaten, bully, or otherwise harm or intimidate other users or staff members.
• Fraudulent Activity: Submitting false, misleading, or deceptive information on listings, user profiles, reviews, messages, or RentPass applications.
• Impersonation: Creating accounts or listings that impersonate another individual, company, or entity without proper authorization or consent.
• Unauthorized Access: Gaining or attempting to gain unauthorized access to user accounts, platform systems, APIs, private data, or restricted areas of the service.
• Illegal or Harmful Use: Using the platform for any unlawful activity, including money laundering, phishing, identity theft, or sharing/distributing illegal content.
• Manipulating Platform Mechanics: Artificially inflating views, reviews, or listing performance using bots, scripts, or coordinated inauthentic behavior.

6. PLATFORM FEATURES

Houseshare.ai provides property management tools, listing services, and AI-powered features. Users acknowledge that these features are provided "as is" and may be modified or discontinued at any time.

7. PAYMENT TERMS

Payment processing is handled by third-party providers. Users agree to comply with all payment terms and acknowledge that Houseshare AI Limited is not responsible for payment processing issues.

8. SUBSCRIPTION SERVICES

Subscription services are billed on a recurring basis. Users may cancel their subscription at any time, but no refunds will be provided for partial billing periods.

9. TENANCY & LEGAL RESPONSIBILITY

Houseshare.ai is a platform that facilitates connections between landlords and tenants. We are not a party to any tenancy agreements and do not provide legal advice. Users are responsible for ensuring compliance with all applicable laws and regulations.

10. DATA ACCURACY & VERIFICATION

While we strive to maintain accurate information, we cannot guarantee the accuracy of all data on the platform. Users should verify all information independently before making decisions.

11. AI TOOLS & LEGAL GUIDANCE

Our AI tools are designed to assist with property management tasks but should not be considered as legal advice. Users should consult with qualified legal professionals for legal matters.

12. MOBILE APPLICATION USE

Mobile applications are subject to the same terms as the web platform. Users are responsible for maintaining the security of their mobile devices and accounts.

13. COMPETITOR RESTRICTIONS

Users agree not to use our platform to promote or facilitate the use of competing services without our express written permission.

14. LIMITATION OF LIABILITY

Houseshare AI Limited's liability is limited to the amount paid by the user for our services in the 12 months preceding the claim. We are not liable for indirect, incidental, or consequential damages.

15. TERMINATION & SUSPENSION

We reserve the right to terminate or suspend accounts that violate these terms. Users may terminate their account at any time by contacting our support team.

16. DISPUTE RESOLUTION

Disputes will be resolved through binding arbitration in accordance with the laws of the United Kingdom. Users agree to waive their right to a jury trial.

17. GOVERNING LAW

These terms are governed by the laws of the United Kingdom. Any disputes will be resolved in the courts of the United Kingdom.
